Another Great Week of Real Estate - Feb 26, 2024
It was a short week filled with a lot of activities, so let's jump into it!
Loft Finishing Touches: Our loft DADU (detached additional dwelling unit) is online, but we are still knocking out some final touches. This week, we installed curtains and the new mailbox and registered the property with USPS.
EMMY TIP: You must register new addresses with EMS and the post office. In our city, we had to fill out a form with the police department and call the postmaster.
Automated Messaging Updates: Our HOA towed an MTR guest's car. Once we handled that situation, we updated our automated messages to collect guest vehicle information before they check in.
EMMY TIP: You can automate the majority of guest messaging, which takes a huge load off when self-managing units. We use Hospitable for our STR and MTR units.
Selling a Unit: We did a lot of back-and-forth negotiations this week for a property we are selling. The seller wants a significant amount of repairs, and we have no desire to do anything. Fingers crossed that this property sells.
EMMY TIP: Try and make repairs contingent on closing. One way to do this is by only doing repairs once the seller has their clear to close and having payment come out at closing.
